Bringing Hayes back to life at The Old Vinyl Factory

The Old Vinyl Factory is a mix of re-imagined Art Deco office buildings, new homes, innovation and educational hubs, restaurants, shops, gym, cinema and a live music venue. We’re excited to have been involved in giving Hayes a new heart through a regeneration project where past meets present. Once the home to EMI and HMV, where groundbreaking records by The Beatles and Pink Floyd were pressed, a one-of-a-kind neighbourhood is now taking shape.
Building an illustrious future for Mayfield
U+I + Manchester City Council + Transport for Greater Manchester + LCR
The plans for Mayfield will deliver an iconic, £850m mixed-use community in the heart of Manchester on a 24-acre site adjacent to Piccadilly station. The site, once home to the Mayfield railway station, has been derelict for over a decade and the regeneration will breathe new life into what was once a thriving city district.
We began earlier this year, when we opened a new street food venue – the first time the space has been open to the community in decades. We’ve helped stage major international cultural events. We’ve partnered with poets, painters and gardeners to start to bring Mayfield back to life. This is just the first step in what we believe is the most exciting single regeneration opportunity that this vibrant and industrious city will face for a generation.
Empowering small businesses at FIELD, Preston Barracks
U+I + Brighton & Hove City Council + local entrepreneurs
Preston Barracks will be a transformational project for Brighton and the largest the city has seen for years. It will radically transform a site that has lain derelict for over two decades, creating a new destination that will further establish the University at the centre of Brighton's economic life, attracting enterprising and hi-growth companies and increasing international investment into Brighton and Hove. We have already started to breathe new life into the area by transforming a disused building into a co-working space called FIELD which for the past couple of years, has been home to a collection of innovative, start-up local businesses. These businesses will move on from FIELD at the end of this year whilst we get ready to start construction, but their legacy will live on with space for innovators and makers being incorporated into the final regeneration project that we are delivering.
Creating great places to work in London, Dublin and Brighton - 12 Hammersmith Grove
U+I + Transport for London + Aberdeen Standard Investments
Built on the site of a former car park, 12 Hammersmith Grove and its sister building 10 Hammersmith Grove have brought new life and potential to a previously neglected area. The project is a great example of the power of partnership. By partnering with Aberdeen Standard Investments, who forward-funded the project, and TfL, the landowner, we’ve delivered one of the best new offices spaces in West London.
Putting a new heart into Deptford
U+I + Lewisham Council + local residents
One of our proudest achievements is Deptford Market Yard. We took a derelict 2-acre site next to the railway station and transformed it into a diverse space for Deptford’s community, revitalising the high street and making it a go-to destination. The mixed used project is now the home for independent retail in South-East London. From a purveyor of African womenswear to sellers of gourmet cheese toasties, an eclectic range of tenants have added even more vibrancy to this bustling, up-and-coming area.
Launching our Town Flats compact living concept
U+I + Ab Rogers Design + The Manser Practice
We like to challenge the status quo and one of the biggest problems we see is that London is being ‘hollowed out’ as young and mid-income workers are priced out of living in the city. Working with our design partners, we have created an innovative and visionary solution to part of the London housing problem – rental-only Town Flats. We're now looking for partners to build a Town Flats development with us.
