10 and 12 Hammersmith Grove
In 2009, U+I was selected by Transport for London (TfL) to transform a former car park directly adjacent to Hammersmith underground station into a new commercial destination.
Working with TfL and Aberdeen Standard Investments, we delivered two Grade A office buildings in Hammersmith, addressing the shortfall of office space in the area and setting a new benchmark for quality workspace in this thriving West London commercial hub.
10 and 12 Hammersmith Grove were the first new, speculative office developments in Hammersmith for a number of years, together offering 277,000 sq. ft. of office space. They were completed in July 2013 and February 2016 respectively. Both buildings were forward funded by Aberdeen Standard Investments and are home to several businesses including WeWork, UKTV, Fox International Channels and Creative Artists Agency, helping Hammersmith’s business community to grow. The development complements the wider regeneration of the town centre and has unlocked significant returns for TfL, which are being reinvested into the transport network.

With a Gross Development Value of £170 million, 12 Hammersmith Grove provides a modern, flexible, 170,000 sq. ft. Grade A office space over ten floors, benefiting from exceptional views across London and outdoor space on every floor. Highlighting the appeal of this development, the building was sold by our partners, Aberdeen Standard Investment, in January 2018. The Platinum WiredScore rated, BREEAM Excellent building secured 100% occupancy in January 2018, before Aberdeen Standard Investments successfully sold the building the same month.
