A distinctive and inclusive community

In July 2018, Cambridge City Council and Anglian Water appointed U+I as masterplanner and promoter to transform Anglian Water’s current Water Recycling Centre in north Cambridge.

Working with development partner TOWN, we will transform the site into a new quarter of interconnecting, in a highly accessible and sustainable location.

The 47 hectare core site, part of the wider Cambridge Northern Fringe East (“CNFE”), will be redeveloped into over 5,000 homes (while enabling a further 3,000 homes to be built on adjacent land) and 500,000 sq. ft. of office/ lab and employment space. A new district centre will include a mix of retail, hotel, community and leisure, education and public space – providing north Cambridge with an exceptional new neighbourhood that will unlock the development potential of surrounding land and further strengthen the city’s strong economy and superb quality of life.

Our vision for the area is to draw on the innovative Cambridge environment and create a socially and economically inclusive, thriving, and low-carbon place for living and working. This is a truly unique opportunity to deliver many much-needed new homes, and in doing so to create a distinctive new part of Cambridge that will offer an amazing quality of life and respond to many of the challenges of the 21st century.
