The Hive, Sandyford
Sandyford is Dublin’s premier suburban office zone and the location of many leading international occupiers including Google, Microsoft, Salesforce and Vodafone.
At the end of 2016, U+I and partners Colony Capital acquired Ballymoss House, a four-storey, over-basement, third generation office building due to undergo extensive refurbishment to the highest ‘Grade A’ standards in Sandyford, Dublin.
In 2019, we reached practical completion of the Ballymoss House site, in partnership with local contractor Collen Construction. The site has been rebranded as The Hive and comprises 73,000 sq ft of office space, which can provide work space for 1500 people, with 117 parking spaces and 96 bicycle spaces. Occupying a prime position at the junction of Ballymoss Road and Carmanhall Road, The Hive is just a three minute walk from Stillorgan Luas station.
Bringing together the highest quality specifications and amenities with an iconic look, The Hive features a glazed façade, double height reception area and an enclosed central atrium that can be used as a social and event space, with remote working and barista facilities. The building has also recently been awarded a LEED Gold energy rating, along with a BER A3 and Platinum WiredScore rating, minimising operational costs and its environmental impact.
